- Setting the rent:
- Agent goal: to achieve the highest price & shortest time for landlord.
- Comparable: using the closest rent appraisal or experiment the past rented property in area.
- Promoting: many factors close by or advantage of the property to attract tenant.
- Marketing your Property:
- Advertise your property on realestate.com.au until rented.
- Open house every Saturday + private inspection if require.
- Contact Community Group, Housing, religion group & SSI (new arrival).
- Refer to our rental database assistant.
- Tenant selection:
- Stable tenant & secure financing.
- Tenant check to minimize the lowest risks (eg: tenant ledger, reference from previous agent)
- Tenant outlook or property presentation if possible.
- Employment verification, Driver License or Passport details, account statement to prove incomes.
- Conducting tenant database.
- Tenancy agreement:
- 2 weeks rent in advance & 4 weeks bond to be paid by tenants or Housing Community.
- Ensure Residential Tenancy Agreement & all special conditions are acknowledged by tenant.
- Provide full property inspection report (initial condition, numerous photos are taken) prior to tenants moving into the property.
- Rent collection and arrears:
- Rent will always be in advance.
- Once the rent is no longer in advance, our policy to both rent & water usages arrears is:
- 1-13 days in arrears A phone call/remind letter
- 14 days in arrears Termination Notice for non-payment of rent
- 17 days in arrears Tribunal/Eviction proceedings begins.
- Tenant becomes default again, termination of the tenancy will be sought at re-list.
- Routine inspections:
- Our policy is to carry out regular inspections of the property every 3 or 6 months.
- We provide you a written report and photos providing information on how tenant is keeping the property.
- Repairs and maintenance:
- Allow to proceed if the repairs below $200.
- Remember all repairs reported to you prior to repair.
- Our reliable tradesman will provide the best service & comparative prices.
- The end of the Tenancy:
- If tenant wishes to vacate, they must give us 14-21 days written notice.
- We will then do our duty to carry out the outgoing inspection report and ensure your property in good & neat condition unless wear and tear, then it is back on the market for rent with your consent.
- 1 OF PAY
- A fee of 1 week + GST for initial letting fee
- 0.5 week + GST for any subsequent re-letting
- A fee of $22.00 for tenancy agreement or lease preparation
- Management fee of 5.5% of all rent and other amounts paid to the owner by the tenant and collected by the Agent.
- When additional services are carried out by the Agent, the Agent shall be entitled to the following payments:
- Inspection of premises Fee $ NIL
- Negotiating a rent variation Fee $ NIL
- Attending and obtaining a summons Fee $ NIL
- Serving a notice or summons Fee $ NIL
- Attending court or a Tribunal Fee $ NIL
- Applying for a Tribunal order As per charge
- Arranging and checking repairs Fee $ NIL
- NIL Fee $ NIL
- Advertising for each letting N/A
- Office expenses for each letting, including postage, telephone calls, stamps, statutory fees, travel and out of pocket expenses $5 + GST per month.
